come along.<\/p>\n<p>Boundary Surveys &#8211; A boundary survey establishes the true property corners and property lines of a&nbsp;parcel of land. Boundary surveys are performed for the purchase of a parcel to obtain building&nbsp;permits, resolve property disputes and for erecting fences. Easement lines may also be requested&nbsp;with this type of survey.<\/p>\n<p>Subdivision and Design Layout &#8211; A subdivision survey is the division of a tract of land into smaller&nbsp;parcels for the purpose of providing new building lots. Subdivisions must conform to all state and local&nbsp;government ordinances. Dedmon Surveys also provides services with the design layout of the<br>subdivision.<\/p>\n<p>Topographic Surveys &#8211; Topographic surveys illustrate elevation with the use of contour lines and&nbsp;spot elevations. Topographic surveys are most often used by Engineers and Architects when&nbsp;determining the proper placement of a structure on land.<\/p>\n<p>Mortgage Loan Surveys &#8211; These surveys are typically used by title companies and mortgage lenders&nbsp;to obtain proof that the major improvements on the property are free of encroachments onto&nbsp;neighboring properties or recorded easements. Mortgage Surveys are most often ordered by a real estate&nbsp;professional or an attorney and are the most common survey done for single family homes.<\/p>\n<p>ALTA \/ ACSM Land Title Surveys &#8211; A survey made for the purpose of supplying a title company and&nbsp;lender with survey and location data necessary for the issuing of title and mortgage insurance. A&nbsp;detailed map is required to be done to \u201cALTA\u201d specifications. The acronym \u201cALTA\u201d stands for&nbsp;American Land Title Association. Specifications of this type of survey include (but are not limited to)<br>determining property lines location of improvements, identifying all easements, utilities and other&nbsp;conditions affecting the property. ALTA surveys are comprehensive surveys that are more costly and&nbsp;time consuming that a typical survey. An ALTA survey is most often performed on commercial<br>properties.<\/p>\n<p>Elevation Certificates and LOMA Application &#8211; Elevation surveys determine the elevation of&nbsp;various sections of a building or land in relation to a flooding source. Typically, these surveys are used&nbsp;to aid and to determine if a property or structure is in a flood zone.
